In this initial step, we focus on understanding the buyer’s specific needs, such as location, property type, desired features, budget, and other preferences through an online meeting or an online questionnaire, depending on the buyer’s preference.

(1 ) We leverage our knowledge of the local market, online resources, local agents, and other channels to find suitable properties that match the client's criteria.
We sign a work agreement with the buyer in order to subsequently (2) deliver a comprehensive market review of the area where our client wishes to buy, listing all the properties that meet their requirements, including mortgage options if needed.

(3) Once the client has selected the property we conduct (4) a thorough legal and technical-constructive investigation of the property, so that if everything is in order, we can prepare and submit the purchase offer.
(5) We negotiate to secure the best possible price for the buyer and all aspects of the sale agreement, including contingencies, closing dates, and other terms.
We ensure that the buyer's interests are protected throughout the negotiation process.

(6) We guide and coordinate the final stages of the transaction, including the closing process.
(7) We carry out a detailed inspection of the property upon delivery and support the buyer with any services required, such as equipment and decoration.
*Our service includes a one-year insurance policy covering legal services related to breaches, as well as warranty follow-up insurance for construction defects in the property.
Literally nothing. As registered brokers, we ensure a discount for the buyer, which in all cases and without exception will be greater than the percentage we charge for our services that normally is 1% of the total value of the property.
If you start your buying process with us, we will only charge a percentage of the discount we negotiate for you with the seller, and this will not need to be paid until the day you sign the purchase contract for your new property, ensuring and contractually guaranteeing that our services will never represent an additional cost, but rather a savings.
With this, the buyer will get a better price for the property, and will pay less for closing costs and taxes.
If the buyer is already working with a realtor or has already selected a property—making it impossible for us to negotiate a discount to the buyer—we will charge only 1% of the total for our services. Even if a property has already been selected, we recommend requesting our market research and property search services in order to gain a clear understanding of the area where the purchase will take place and to compare the chosen property’s price and features with similar listings. The cost of this is already included in the 1% fee we charge.
We won't charge any fees for our services. The only charge we'll make is $249 USD for the property search and market research report, which are to be paid at the start of our services.

Yes, our network of partners, realtors, and inspectors covers the entire Mexican Republic, and we operate in all states.
Likewise, we also work outside of Mexico; for consultations abroad, we coordinate travel expenses with the buyer if necessary.
For as long as necessary, from the moment we begin the property search and market study, until one year after signing the contract with our legal incident insurance, as well as our follow-up and claims insurance for defects and warranty compliance.
