Architectural Design + Professional Construction Management

1. Analysis
Analysis of the project desired by the client.
If you do not yet own a lot to build your property, we will begin with the land search. At this stage, even without an architectural design, we analyze the desired project's massing and determine a parametric cost estimate by defining if its a residential project the number of rooms, amenity areas, and type of finishes. This helps establish a preliminary budget and the type of architectural project.
A preliminary technical and legal feasibility study is also conducted, based on land use regulations and site conditions.

2. Preliminary Design

At this stage, our team of architects develops a preliminary design based on the client’s needs and vision for the project. This design serves as a guide for the final construction documents (executive project). A second feasibility analysis is carried out, now with a defined project, in which the most suitable construction methods have already been pre-selected.

3. Construction Documents & Plans

Selection of Designers and MEP Coordination
We begin by coordinating and producing the architectural project, which serves as the foundation for integrating the engineering disciplines.
During this phase, a project schedule is established, and we initiate weekly or biweekly video conferences to carry out MEP (Mechanical, Electrical, and Plumbing) coordination, ensuring that any potential conflicts between architecture and engineering are identified and resolved in advance.

4. Team Coordination

At this stage, we begin holding weekly video conferences, as needed by the project, first with the design team and later with the contractors and construction teams.
Throughout the entire construction process, we will also hold weekly video meetings with the client as part of our consulting service, where we monitor progress, quality, and costs.

5. Regulatory Review, Permits and Licenses

We begin by submitting all required documentation and ensuring compliance with local authorities, as well as with the architectural and visual guidelines established by the residential development or condominium association (if applicable), in coordination with the local permitting and compliance team.

6. Quotation and Contracts

We complete the quote scope by specialty, allowing us to select the team of contractors and builders. We generate individual contracts with full legal coverage for the investor.
At this stage, we define the team for project supervision or construction coordination, depending on the size and scope of the project.

7.  Planning and Construction Schedule (Pull Session)


Construction Scheduling.
Once the contractor or group of contractors is selected, we develop the construction schedule in collaboration with the participants, using the Last Planner methodology from Lean Construction. This approach focuses on maintaining full control over time, processes, and the client's expenditure.

8. Implementation of Administrative Systems

Once the project, construction schedule, and participating contractors are defined, we determine the required software to meet the project’s needs, implementing tools such as FieldWire, Smartsheet, Monday, MS Project ON, ClowdProject, to name a few. Additionally, we create a mobile application for the project, where we track and report key factors and progress.

9. Construction Start

Throughout the entire construction process, we monitor project requirements and issues through weekly video conferences with all stakeholders. We manage the construction schedule, track completed tasks, Submittals, RFIs, Change Orders, and expense disbursements.
We audit and verify contract compliance, progress, and adherence to regulations by all parties involved.

10. Site Supervision and Construction Coordination

Depending on the size of the project, we implement a dedicated team of supervision and construction coordination experts to ensure full control over all tasks, quality oversight, regulatory compliance, and risk mitigation.

11. Contract and Project Closure 

Contract Termination and Financial Closeout
At the end of the project, we verify the proper completion and delivery of all works, ensuring the release of final payments, compliance with quality standards, and the submission of warranty letters by the contractor or subcontractors.

12. Legal and Regulatory Project Closure
At the conclusion of the project, we coordinate the processing of documents such as the Certificate of Habitability, Civil Protection Occupancy Approval, Delivery and Handover Acts, as well as the final project closeout with the relevant authorities, ensuring the project is 100% officially and legally completed.
